Secret and Late night Listings!
With continued low interest rates and inventory scarce, properties are getting multiple offers, some selling on the first day. New properties are often listed late on a Thursday night to catch people checking on Friday for a weekend hunt. Check with your agent on Thursday night or early Friday to get ahead of the pack! In addition, many agents have a private network of listings not yet on the market. Stay ahead and view inventory before others even know about it, to find the property that’s just right for you.
Take your new home directly into a Trust!
There are many, many good reasons to have your home in a trust. Trusts provide privacy of ownership and protection from creditors. Trust avoids the messy, expensive probate process and can prevent loss of inheritance due to nursing home costs. Did you know that you can have your new home transferred directly to a trust at the closing? Then you don’t have to transfer it at a later date, saving time and additional cost.
