Eileen and Bridget – Palos Park Property Sisters

This month the Property Sisters share advice for a smooth real estate closing.

No matter how intricate the need, Eileen and Bridget have seen it all, and share their combined 40 years of wisdom for your property and estate planning needs.

Buyers and Sellers: Be Selective Choosing an Agent

Buying or selling a property is an exciting, but challenging, time. Choosing an experienced, knowledgeable real estate agent and real estate attorney will make the experience as smooth as possible.

Your real estate agent and attorney, in addition to holding your hand every step of the way, will make trusted referrals for the additional professionals you may need, both before, during and after the closing.

For a Buyer, your real estate agent may refer you to a good-fit Lender, based upon your particular needs, be they VA, FHA or traditional lending. You will want to get approval well ahead of the closing. For a Seller, a good agent will take care of many mundane tasks, such as scheduling appraisals, inspections and walk-throughs, allowing you to focus on your sale proceeds and the next chapter of your life.

Further Protect Your Interests with an Experienced Real Estate Attorney

Typically, both Buyer and Seller are represented by their own real estate attorney. Real estate attorneys communicate with all parties; opposing attorneys, agents, lenders, surveyors, municipalities and title companies, to facilitate a timely closing.

Prior to the closing, your attorney will identify and resolve any issues regarding contract modification, home inspection, encroachments on survey, clouds on title, etc. At the closing, your attorney will protect you further by reviewing all legal documentation. A successful real estate closing should be a win-win situation, with each party walking away delighted with the result.

PropSisters 30percent closings delayed

According to the National Association of Realtors, 30% of closings in October 2020, were delayed because of complications.* You can avoid mishaps and delays by retaining a great agent and attorney who know real estate intimately, are familiar with the geographical area in which you are buying/selling, and have the experience to easily navigate common problems.

Your precious home is likely one of your biggest investments. In addition, moving is commonly considered one of life’s greatest stresses.

We therefore advise you to choose an agent and attorney equipped to protect your investment, and ensure a stress-free ride!
